Ensure that your property shows at its very best! Your house is being “interviewed” by the potential buyer. Use these tips to ensure that your home’s best features are displayed.

Houses in move-in condition are inviting to buyers. 

Houses that are like new typically sell the quickest and procure the best price. 

Here are a few steps you can take to maximize appeal and speed up your sale:


Curb Appeal - First Impressions Are Lasting!

  • Drive slowly up to your home looking at it from the street. Try to critique it through the eyes of a buyer.
  • The front door greets the prospect. Make sure front & interior doors are fresh and clean, and paint trim. Place potted flowers at the home’s entrance, deck or patio.
  • Clean the driveway and clear all vegetation from the walkway & driveway cracks.
  • Check the roof. Replace damaged shingles. Clean & repair gutters & downspouts.
  • Repair broken windows & shutters. Replace torn screens. Repair gates or fences.
  • Repair or replace door knobs, doorbell and light fixtures if necessary.
  • Remove all toys and bicycles, equipment and keep refuse containers in  rear.
  • Remove cobwebs and nests.
  • Power wash any mildew, moss & stains from the exterior of your home. Clean stains from the  walkways and driveway.
  • Repair and clean patio furniture and deck area. Remove anything that cannot be repaired. 
  • Make sure the spa, pool or any water features you have sparkle.
  • Touch up exterior paint where needed including trim, doors and shutters.

  • Stack the woodpile neatly.

  • Weed the gardens, trees and shrubs should be trimmed pruned and add mulch.
  • A few colorful plants or foliage can go a long way in dressing up the front. Keep sidewalks and patios hosed off.
  • Add a new welcome mat.
  • Shine brass hardware on doors and brass light fixtures.
  • Polish stained wood doors and trim.
  • Check the doorbell, address number and mailbox. Replace if necessary.


Entering Home

  • Keep entryway clear. Remove any shoes or accessories from walkway.
  • Have a rug or mat for buyers to wipe their feet on
  • Fill the house with pleasing scents, such as potpourri or air fresheners, but keep as subtle as possible—nothing too overwhelming.


Overall Interior

  • Create feeling of spaciousness using decorative accents, removing unnecessary furniture. De-clutter! Give away, toss or donate anything that you do not need any longer.
  • Rearrange furniture to maximize space
  • Fix loose door knobs, sticking doors and windows, warped cabinet drawers, cracked molding, leaky faucets.
  • Replace outdated hardware, worn or broken cabinet fixtures, light fixtures, light switches, outlet plates, faucets, and vent covers.
  • Clean hardwood floors.
  • Spackle any cracks or holes in walls. 
  • Remove the source of odors. Don’t just mask them. Pleasant aromas will help sell a home quicker. Fresh breads, cookies, etc are great. Scent devices can help but don’t overdo.
  • Clean and dust everything—cobwebs, light fixtures, fans, windowsills, baseboards, etc.
  • Replace burned out light bulbs to avoid a gloomy or dingy feeling.
  • Install higher wattage incandescent light bulbs to brighten rooms.
  • Clean all vents, the fireplace and chimney.
  • Clean and organize your closets. Pack excess linens and clothing to make closets look bigger. Neat, well-ordered closets show space is ample.

  • Shampoo the carpet or replace if necessary. Clean and wax the floors.
